ADMINISTRATIVE SERVICES
- Attend Board Meetings
- Maintain roster of homeowners
- Maintain Minute Book including providing Draft Minutes for Board review & approval
- Prepare Annual Meeting including the agenda, ballot mailing & all other required information
- Assist in Replacement Reserves Study coordination
- Preparation of Agenda Draft for President
- Assist in drafting Rules & Regulations
FINANCIAL SERVICES
- Collect monthly dues
- Maintain replacement reserve accounts including deposits
- Collection of delinquent dues
- Reconcile bank accounts
- Pay all invoices in accordance with Board policy
- Prepare monthly accounting statement
- Prepare monthly delinquency report
- Process liens & coordinate collections
- Prepare Annual Operations Statement (Budget) for Board approval
- Coordinate preparation of an Annual Financial Statement
- Coordinate the filing of required tax returns
- Regular evaluations of all costs to ensure savings whenever possible
MANAGERIAL SERVICES
- Process homeowner's requests
- Assist in preparation of newsletters
- Mailings to homeowners
- Rules & Regulations enforcement
- Assist in coordination of homeowner committees
- Assist with Architectural Control Committee processing
- Obtain bids & recommend contractors to the Board
- Correspondence to homeowners, Board members, vendors & others as appropriate
- Obtain competitive insurance quotes
MAINTENANCE SERVICES
- Prepare work orders
- On Site inspections
